London Short-Let Licensing & Regulation: A Landlord's Guide
The rules that apply to short-letting, from the 90-day limit to planning, fire safety and what your freeholder can and can't say.

Regulation is the single biggest worry we hear from London landlords, and it's a fair one. The rules are manageable, but they're not optional — and they differ depending on where the property sits.
The night limit
Placeholder copy: explain the applicable night cap for your area, how it's counted across platforms, and what happens if a property needs planning permission to exceed it.
Safety and certification
Gas safety, electrical checks, smoke and carbon monoxide alarms, fire risk assessment and a documented evacuation plan. We keep a compliance file per property and diary the renewal dates so nothing lapses.
Leaseholds and freeholders
Many leases restrict short-letting. Check yours before listing. Where a lease is restrictive, we'll tell you honestly rather than take the property on.
